“This Phase-I development will require about 1,000 acres of land, for which tenders have already been floated,” he noted. He also mentioned that metro rail and other infrastructure facilities in Andhra Pradesh will be expanded in parallel as part of this growth plan.

Outlining the long-term vision, Mr. Sarfaraz said nearly 30,000 acres would be needed to support the city’s expansion, with policymakers preparing a Master Plan 2050 to ensure systematic, sustainable, and future-ready development.

Adding to the discussion, Mr. G. Hari Babu, President of NAREDCO, urged state governments, including Andhra Pradesh, to reduce stamp duty to 1% for new city expansion projects. “Such a move will incentivize real estate developers to undertake large-scale development,” he said.

Mr. Hari Babu also called for substantial tax reductions in the real estate sector and pressed the Andhra Pradesh government to finalize plans for a new airport in Amaravati in consultation with the Centre, to complement the region’s growth.
